Deck Warranty & Maintenance Info

At Smart Site Construction, we stand behind the quality of our deck builds. Your investment deserves protection, and we’re here to ensure your deck not only looks great but lasts for years to come. Our warranty covers materials and craftsmanship under normal use and care.

What’s Covered:

  • Structural Integrity- We guarantee that your deck’s frame, joists, and support posts are built to hold up against standard use and weather conditions for 1 year.

  • Material Quality- We use high-quality lumber, composite materials, and hardware designed for durability in the Texoma climate. Any material defects reported within 1 year will be assessed and, if applicable, replaced.

  • Craftsmanship- If you notice issues like loose boards, uneven surfaces, or problems with stairs or railings due to our installation within the first year, we’ll take care of it.

What's Not Covered:

  • Natural Wood Changes: Wood decks are exposed to sun, rain, and temperature shifts. Cracking, splitting, fading, and warping are natural characteristics of wood and are not considered defects. Applying sealants or stains can help reduce weathering.

  • Moisture-Related Issues: We recommend proper drainage around your deck to prevent rot, mildew, or water pooling. Water damage resulting from improper site conditions, clogged drainage, or lack of maintenance is not covered.

  • Wear and Tear: Scratches, dents, stains, and fading from normal use, pets, furniture, or grill placement are considered part of regular wear and tear.

  • Alterations: Any modifications, repairs, or additions by others void the warranty.

Maintenance For Your Deck

  • Apply a high-quality sealant or stain to wood decks

  • Regularly clean your deck to prevent buildup of debris and mold.

  • Inspect for loose fasteners or boards, and contact us if you see any issues during the warranty period.

  • Ensure proper drainage beneath and around your deck.

  • Avoid standing water- Sweep off deck.

  • Use heat resistant matts for grills

  • Use furniture pads

  • Maintain vegetation around deck as well as beneath the deck
